Well I just wanted to make this quick post for two reasons.

1. The 4-Unit property we recently posted the video tour of is under agreement. We’ll release details later, but the bottom line on this is that the second year cash on cash return with Section 8 rents is nearly 50%, market rents according to RentoMeter.com were about the same. If you are just getting started in this business you cannot beat a 4-unit property listed at $239,000 even with the work that is required. There were multiple offers. I’m going to hold of on congratulating the winner here and disclosing the details and the business plan that went together for that property, until we close, but it was a GREAT deal.

2. I had to show this crazy new StreetView from Google. This is the property. Is this an unbelievable tool or what? I admit it, I’m in love with Google, these guys can do anything. They’ve basically mapped and videoed (yes that is spelled correctly) most of the Greater Boston area. Notice that 1/2 this neighborhood is a great little park and playground.
