What happened at the 65 Broad St auction?
What happened was we sold the one unit without reserve or minimum to a private party for $400,000 (or almost $640/foot). This buyer chose unit number 5, the model unit, a fine choice. What also happened was that the developer quickly realized that he would have to get approval from his lender before he could sell any more because we would be selling “short”, and a deal would have to be struck with said lender. At that point we entered private negotiations.
Where we stand today is that there are verbal commitments on all five of the units, however any of these offers except for unit number 5 are subject to advance by another party.
If you are interested in any one of the units we are using the following process to sellout the building.
- A final showing is booked for Sunday from 1-2PM
- All reasonable offers are being entertained
- Verbal comitments are acceptable at this time
- Best and final written offers will be assembled by 5PM on Monday evening, the 23rd of April
- Offers will be presented to the lender on Tuesday morning for acceptance
- All offers are subject to lender approval.
